STEP 3

Before speaking with a lender, take time to determine what a comfortable monthly payment looks like for you. Mortgage approvals are based on maximum qualifying ratios, not your personal lifestyle or financial priorities. Assess your current expenses, savings goals, and future plans to decide on a payment that allows you to enjoy your home without financial strain or stress.

STEP 4

Pre -Approval

Just because a monthly payment feels comfortable doesn’t always mean a lender will see it the same way. Mortgage approvals are based on more than income, including credit history, job stability, and overall finances. Sometimes buyers qualify for more than expected, sometimes less, and in some cases not at all. This is often the most enjoyable part of the process (aside from move-in day!). We’ll schedule and coordinate showings for homes that align with your goals and budget,. As we tour each property, we take notes on your feedback, pay close attention to the details that matter—how the home functions day to day, features that may impact value, and anything that could be a concern. We’ll also help you look beyond the home itself by pointing out neighborhood details like traffic patterns, parking, and proximity to schools, shopping, and other everyday essentials, so you can feel confident in both the home and the location.

STEP 6

Make A Strong Offer

When we find the right home for you, it’s time to put together an offer that makes sense financially and competitively. Price, terms, and timing all matter, and this step sets the tone for a smooth path forward. If the offer is accepted, we’re officially under contract and ready to move into the next phase. In some cases, counteroffers may be presented or the offer may not be accepted at all—and that’s okay. If that happens, we’ll regroup, adjust as needed, and continue the search until the right home comes together.

STEP 7

Due Diligence & Final Details

Once under contract, this phase is all about due diligence—for everyone involved. The lender completes their process, including the appraisal and final loan review, while we coordinate inspections, review findings, and handle any negotiations that may come up. We’ll help you understand what’s happening, keep timelines on track, and advocate for your best interests so there are no surprises as we move closer to closing.

STEP 8

Clear to Close

As closing approaches, final details are confirmed, paperwork is completed, and a final walkthrough ensures everything is as expected. This step brings excitement and clarity as you prepare to receive the keys.

STEP 9

Closing day is when ownership officially changes hands. You’ll meet with the closing attorney or title company, and once everything is complete, you’ll receive the keys and take possession of your new home.
